As climate warms, bark beetles march on high-elevation forests

Dec. 31, 2012 ? Trees and the insects that eat them wage constant war. Insects burrow and munch; trees deploy lethal and disruptive defenses in the form of chemicals.

But in a warming world, where temperatures and seasonal change are in flux, the tide of battle may be shifting in some insects' favor, according to a new study.

In a report published today (Dec. 31, 2012) in the Proceedings of the National Academy of Sciences, a team of scientists from the University of Wisconsin-Madison reports a rising threat to the whitebark pine forests of the northern Rocky Mountains as native mountain pine beetles climb ever higher, attacking trees that have not evolved strong defenses to stop them.

The whitebark pine forests of the western United States and Canada are the forest ecosystems that occur at the highest elevation that sustains trees. It is critical habitat for iconic species such as the grizzly bear and plays an important role in governing the hydrology of the mountain west by shading snow and regulating the flow of meltwater.

"Warming temperatures have allowed tree-killing beetles to thrive in areas that were historically too cold for them most years," explains Ken Raffa, a UW-Madison professor of entomology and a senior author of the new report. "The tree species at these high elevations never evolved strong defenses."

A warming world has not only made it easier for the mountain pine beetle to invade new and defenseless ecosystems, but also to better withstand winter weather that is milder and erupt in large outbreaks capable of killing entire stands of trees, no matter their composition.

"A subject of much concern in the scientific community is the potential for cascading effects of whitebark pine loss on mountain ecosystems," says Phil Townsend, a UW-Madison professor of forest ecology and also a senior author of the study.

The mountain pine beetle's historic host is the lodgepole pine, a tree common at lower elevations. Typically, the insects, which are about the size of a grain of rice, play a key role in regulating the health of a forest by attacking old or weakened trees and fostering the development of a younger forest. However, recent years have been characterized by unusually hot and dry summers and mild winters, which have allowed insect populations to boom. This has led to an infestation of mountain pine beetle described as possibly the most significant insect blight ever seen in North America.

Because lodgepole pine co-evolved with the bark beetle, it has devised stronger chemical countermeasures, volatile compounds toxic to the beetle and other agents that disrupt the pine bark beetle's chemical communication system.

Despite its robust defense system, the lodgepole pine is still the preferred menu item for the mountain pine beetle, suggesting that the beetle has not yet adjusted its host preference to whitebark pine. "Nevertheless, at elevations consisting of pure whitebark pine, the mountain pine beetle readily attacks it," says Townsend.

The good news, he adds, is that in mixed stands, the beetle's strongest attraction is to the lodgepole pine, suggesting that, at least in the short term, whitebark pine may persist in those environments.

The study, conducted in the Greater Yellowstone Ecosystem, one of the last nearly intact ecosystems in the Earth's northern temperate regions, also revealed that the insects that prey on or compete with the mountain pine beetle are staying in their preferred lodgepole pine habitat. That, says Townsend, is a concern because the tree-killing bark beetles "will encounter fewer of these enemies in fragile, high-elevation stands."

Whitebark pine trees are an important food source for wildlife, including black and grizzly bears, and birds such as the Clark's nutcracker, named after the famed explorer and which is essential to whitebark pine forest ecology as the bird's seed caches help regenerate the forests.

With their broad crowns, the high-elevation whitebark pines also act as snow fences, helping to slowly release water into mountain streams and extending stream flow into mountain valleys well into the summer.

"Loss of the canopy will lead to greater desiccation during the winter and faster melting in the summer due to loss of tree canopies for shade," according to Townsend. "This is possibly a short-term effect of the loss of whitebark pine," he explains "If -- and it is a big if -- other tree species replace it, eventually this service may be replaced."

The new study was supported by the U.S. National Science Foundation and the UW-Madison College of Agricultural and Life Sciences.

Official: Turkey talking to jailed Kurdish leader

ANKARA, Turkey (AP) ? Turkey is holding talks with the Kurdish rebels' jailed leader to press the autonomy-seeking guerrilla group to relinquish arms and end its decades-long conflict, a senior official was quoted as saying on Sunday.

Prime Minister Recep Tayyip Erdogan's chief adviser, Yalcin Akdogan, insisted in an interview with Taraf newspaper that the discussions were aimed at convincing the Kurdistan Workers' Party, or PKK, to lay down its arms for good. He said Turkey was not seeking any kind of a temporary truce, similar to those the PKK has declared in the past and which critics say allow the group to recoup before resuming attacks on Turkish military targets.

"The basic aim of the meetings is not a temporary ceasefire but to push the organization to put down its arms," Taraf quoted Akdogan as saying.

Akdogan's comments came days after Erdogan also said Turkey's intelligence agency has resumed discussions with rebel leader Abdullah Ocalan, who is serving a life term on a prison island off Istanbul. "As long as we see a light we'll continue to talk. If there is no light, we'll stop there," Erdogan said, without providing details on the discussions.

Turkey ? which has been torn between a desire for reconciliation with Kurds and its stated aim of battling a group it regards as terrorists ? has admitted holding secret discussions with Ocalan and other PKK members in recent years. Officials have said those talks failed.

The conflict has claimed tens of thousands of lives since the rebels ? who are seeking self-rule for Kurds in southeast Turkey ? took up arms in 1984. Turkey's Western allies also label the group a terrorist organization. The Kurdish minority comprises more than 20 percent of Turkey's 75 million people.

The resumption of talks with Ocalan comes amid a surge in violence this year which has killed hundreds of PKK rebels, Turkish security force members and civilians.

Ocalan, imprisoned since 1999, is believed to still hold sway over the PKK. Last month, at Ocalan's request, hundreds of Kurdish prisoners ended a hunger strike they had started to demand more rights for Kurds and improved jail conditions.

Erdogan's government has granted unprecedented rights to Kurds since coming to power in 2002, including opening a Kurdish-language television station and allowing optional Kurdish language courses in schools. But prospects of a solution appear remote due to Turkish public opposition to granting greater concessions, including political autonomy, to the Kurds.

The recent increase in violence follows the arrests of thousands of Kurdish activists, including elected mayors and journalists, who are accused of membership in an umbrella organization prosecutors say is linked to the PKK. Many Kurds also are angered that no one has been held to account for military air strikes last year that killed 34 Kurdish civilians, many of them youngsters, who were mistaken for PKK fighters.

Sex, drugs and rock and roll: Australia's other boom

CANBERRA (Reuters) - Forget Australia's mining boom. The nation's strong economy, high currency and wages have made it a magnet for sex, drugs and rock and roll.

Foreign sex workers, drug smugglers and global rock acts are all targeting Australia to cash in on an economy growing at 3.1 percent when other developed nations are struggling to expand at all.

The alternative boom has emerged as Australian average full-time wages hit $72,500 a year, and with the Australian dollar trading stubbornly above parity with the U.S. dollar for the past two years.

That has made Australia even more profitable for fly-in and fly-out rock acts and prostitutes, and especially for drug traffickers who are taking bigger risks with the hope of windfall profits.

"Offshore organised crime syndicates perceive Australia to have a robust economy and to have been less affected by the global financial crisis than other jurisdictions," said Paul Jevtovic, the Australian Crime Commission's executive director of intervention and prevention.

DRUG PROFITS

Australian police made 69,500 illicit drug busts in the year to June 30, 2012, the highest in a decade, and have made record arrests in the first six months of this financial year.

In recent months, police have intercepted drugs hidden in a 20-tonne steamroller and heavy machinery, in a large wooden altar, and they have broken up a drug ring involving smugglers in Australia, Japan and Vietnam.

One of the biggest smuggling operations was a failed bid to bring in more than 200 kg (440 lb) of cocaine across the Pacific Ocean from Ecuador on a 13-metre (40-foot) yacht, found grounded on a small atoll in Tonga with a dead crewman aboard.

Australian police, who work closely with the U.S. Drug Enforcement Administration and authorities throughout Asia and the South Pacific, said the high prices paid in Australia and the strong dollar all helped make the country attractive for smugglers.

Crime statistics show why some are willing to risk up to 20 years in prison.

The Australian Crime Commission, which examines trends and works closely with police agencies, said heroin and MDMA, also known as ecstasy, sell for about eight times more in Australia than in Britain and the United States, though Australia is a much smaller market.

Crime Commission data given to Reuters shows a kilogram of cocaine is worth about $2,400 in Colombia, $12,500 in Mexico, and $33,000 in the United States.

The same kilogram of cocaine is worth $220,000 in Australia.

ROCK REVIVAL

Once a remote destination for big rock acts, Australia has been flooded with talent over the past year and faces a steady stream of musicians, including heritage acts, in 2013.

The strong dollar has made Australia the ideal place to perform for musicians wanting to make money at a time when touring rather than album sales is the main driver of income, with many acts charging a premium in a cashed-up economy.

In the first half of 2013, Australia will see tours by Bruce Springsteen, Pink, Guns N'Roses, Ringo Starr, ZZ Top, Thin Lizzy, the Steve Miller Band, Deep Purple, Santana, Status Quo, Robert Plant, Neil Young, Carole King, Paul Simon and Kiss.

The high ticket prices have upset some fans, who question why an artist like Springsteen charges $220 for a premium ticket in Australia, when the same ticket to the same show in Connecticut in October cost $90.

"You can't tell me it costs more than double per head to stage a concert here in Australia," said music fan Robin Pash, who has just returned from the United States, where he saw Springsteen and a series of acts for what would be considered bargain prices.

Entertainment journalist Jonathon Moran, however, said the higher prices reflected the higher cost in Australia, although Australia's strong dollar did make it more attractive to perform downunder.

"More people want to come here, and Australian audiences are comparatively well off and can afford the tickets," Moran, from Sydney's Sunday Telegraph, told Reuters.

SEX AND THE BOOM

Sex workers are also cashing in on the boom, particularly in remote mining towns, where the world's oldest profession is the latest to adopt fly-in, fly-out work practices. And more overseas sex workers are heading for Australia.

A 2012 report for the government in the most populous state, New South Wales, found a marked rise in the number of female sex workers from Thailand, Korea and China since 2006, with 53 percent of sex workers from Asia and a further 13.5 percent from other non-English-speaking countries.

The report, by the University of New South Wales, found a median hourly rate of A$150 for sex services in Australia's largest city of Sydney, although sex workers can charge double that in remote mining towns full of cashed up men.

In the gold mining town of Kalgoorlie in the Western Australia state, the Red House brothel, which has operated since 1934, advertises services starting at A$300 an hour.

Proprietor Bruna Meyers said women in her establishment earned up to A$4,000 a week at a busy time, or about three times the average full-time Australian wage.

"The girls who come here are mainly from over east (eastern Australian states). They come in, sometimes for two or three weeks at a time. Some are just girls who are travelling around the world," Meyers told Reuters. (Editing by Ron Popeski)

(AP) ? Hugo Chavez has suffered "new complications" following his cancer surgery in Cuba, his vice president said Sunday, describing the Venezuelan leader's condition as delicate.

Vice President Nicolas Maduro spoke with a solemn expression in a televised address from Havana, saying he had spoken with Chavez and that the president sent greetings to his homeland. Maduro did not give details about the complications, which he said came amid a respiratory infection.

"Several minutes ago we were with President Chavez. We greeted each other and he himself referred to these complications," Maduro said, reading from a prepared statement. Maduro was seated alongside Chavez's eldest daughter, Rosa, and son-in-law Jorge Arreaza, as well as Attorney General Cilia Flores.

The vice president's comments suggest an increasingly difficult fight for the ailing president. The Venezuelan leader has not been seen or heard from since undergoing his fourth cancer-related surgery Dec. 11, and government officials have said he might not return in time for his scheduled Jan. 10 inauguration for a new six-year term.

"The president gave us precise instructions so that, after finishing the visit, we would tell the (Venezuelan) people about his current health condition," Maduro said. "President Chavez's state of health continues to be delicate, with complications that are being attended to, in a process not without risks."

Maduro held up a copy of a newspaper confirming that his message was recorded on Sunday.

"Thanks to his physical and spiritual strength, Comandante Chavez is facing this difficult situation," Maduro said.

Maduro said he had met various times with Chavez's medical team and relatives. He said he would remain in Havana "for the coming hours" but didn't specify how long.

Maduro, who arrived in Havana on Saturday for a sudden and unexpected trip, is the highest ranking Venezuelan official to visit Chavez since the surgery.

Before Chavez left for Cuba, he acknowledged risks in the operation and designated Maduro as his successor, telling supporters they should vote for the vice president if a new presidential election was necessary.

Chavez said his cancer had come back despite previous surgeries, chemotherapy and radiation treatment. He has been fighting an undisclosed type of pelvic cancer since June 2011.

Medical experts say that it's common for patients who have undergone major surgeries to suffer respiratory infections and that how a patient fares can vary widely from a quick recovery in a couple of days to a fight for life on a respirator.

Maduro's latest update differed markedly from last Monday, when he had said he received a phone call from the president and that Chavez was up and walking.

The vice president spoke on Sunday below a picture of 19th century independence hero Simon Bolivar, the inspiration of Chavez's leftist Bolivarian Revolution movement.

Maduro expressed faith that Chavez's "immense will to live and the care of the best medical specialists will help our president successfully fight this new battle." He concluded his message saying: "Long live Chavez."

Clippers roll past Celtics 106-77

LOS ANGELES (AP) ? The Clippers came roaring out of the opening tip and kept on going to their 15th consecutive victory.

Boosted by an early 24-9 lead their starters provided, Los Angeles beat Boston 106-77 on Thursday night to become the first team to win that many in a row since the Celtics four years ago.

Matt Barnes tied his season high with 21 points off the bench, fellow reserve Jamal Crawford added 17 points and Chris Paul had 11 assists as the Clippers scored their sixth straight blowout victory. They haven't had a close win during the streak since Nov. 28, when they beat Minnesota by six points.

"Shows we have a lot of depth. I've probably sat out more fourth quarters this season than any of my previous seven seasons," Paul said. "It's a really good feeling now, a good vibe because everyone is enjoying it."

Blake Griffin had 15 points, Caron Butler added 14 and Lamar Odom 13 rebounds to help the Clippers improve the NBA's best record to 23-6.

"Some people may be impressed by the record, but we can't be," Paul said. "We're not measured by our regular-season wins."

Griffin agreed, saying, "We want to be winning in April, May and June."

Kevin Garnett scored 16 points for Boston, which committed 18 turnovers and never led in dropping to .500 at 14-14 with its fifth loss in seven games. Paul Pierce and Jeff Green added 12 points each to go with 10 apiece from Jason Terry and Rajon Rondo.

Boston's winning streak extended to 19 games in 2008-09.

"Every individual on our team wanted to beat them and every individual tried to do it by themselves instead of just playing our game," Celtics coach Doc Rivers said.

It was the Clippers' largest-ever win against Boston, coming six years to the day of their previous largest, a 100-77 win on Dec. 27, 2006.

"I thought we came out with too much respect. We wanted to back off some of their bigs and Blake hit some shots that he doesn't usually hit," Garnett said. "They came out with a lot of confidence and they packed the paint and that is the reason why have won 15 in a row. They had us on our heels all night."

Barnes had the Clippers' first five points in a 9-0 run that opened the fourth quarter and boosted their lead to 90-67. Willie Green briefly played; otherwise the Clippers' other starters rested to close out the game.

The Celtics were held to 10 points in the final 12 minutes.

"We just want to continue to build good habits," Barnes said. "We jumped on them early and didn't let them have any breathing room."

The Clippers' starters and their bench played to a draw, scoring 53 points each one game after the reserves outscored the starters in a win over Denver on Christmas.

"It still feels like we can get better," said Ronny Turiaf, who had four points and five rebounds. "We're just having fun. We're in the now. We're just trying to ride the wave."

Garnett had six points in the third when the Celtics were narrowly outscored 22-20, but still trailed 82-67. The Clippers' 9-0 run pushed their lead to 21 points before Boston went on a 10-4 run, including 3-pointers by Courtney Lee and Rondo to end the quarter.

The game got chippy at times. In the third, Jared Sullinger was called for a flagrant-1 foul for grabbing the front of Griffin on his way up to dunk. Then Butler and Pierce emerged from a big mass both holding onto the ball, leading to a jump ball. In the first, Rondo was lying on the ball and Paul tried to take it out from under him on the sideline, leading to a testy moment.

The Celtics cut their deficit to four points early in the second quarter ? the closest they came after the opening quarter ? with consecutive 3-pointers by Terry and Lee before the Clippers' second unit rebuilt the double-digit lead the starters had created. Crawford scored 13 points for Los Angeles, highlighted by a fast-break floater and a rainbow 3. He scored the final four points to keep the Clippers ahead 60-47 heading into halftime.

Charge won't be pursued against Swift trespasser

NASHVILLE, Tenn. (AP) ? Prosecutors on Thursday declined to pursue a criminal trespassing charge against a Wisconsin man arrested earlier this month for climbing a fence at a Nashville home linked to country star Taylor Swift.

Jacob Kulke, of Marshfield, Wis., will remain in jail in Nashville as he is fighting extradition to Colorado for probation violation. Kulke did not appear in court during his Thursday hearing. The 24-year-old Kulke was arrested Dec. 14 after climbing a fence and a gate at a home in Belle Meade that has been publicly linked to Swift.

The affidavit said Kulke claimed he was in contact with a person at the home through social media. He said he was dating her and it was her birthday and he wanted to surprise her. Swift was overseas at the time her spokeswoman has previously declined to comment on the case.

Sean McKinney, Kulke's attorney, said Thursday that prosecutors discussed the decision not to prosecute with representatives for Swift. He said that Kulke is not guilty of the trespassing charge and said that his client was tricked by someone into believing that he was communicating with the star. Kulke told police he rode a bus to Nashville from Wisconsin, and then took a taxi to the home.

"It is the defense's position that he was misled by someone else," McKinney said. "Mr. Kulke had reasonable belief that he was invited on to the premises."

McKinney said that prosecutors could still bring the charge back within the statutes of limitations, but no restrictions were placed on him by the prosecutors or Swift.

"He is still a big fan of Taylor Swift," McKinney said.

Assistant District Attorney Tali Rosenblum said that Kulke has already spent 13 days in jail and the trespassing charge is a misdemeanor that carries a maximum 30-day sentence. She said they wanted to resolve the charge in Tennessee so that authorities could extradite him to Colorado.

Working in Home Health Care, we work with people in their late eighties and nineties. We assist them and their families to be safe and cared for. A significant number of clients have advance stages of terminal diseases. Death is the final stage of their journey. As? a society, we have difficulty in dealing with people and those who are our loved ones as their life on earth dwindles.

Spitritulaity: Discussions with Loved Ones.

At some point we will all die. We live with this knowledge and usually avoid it. When we are going through the last phases of an illness with a parent or other aging adult in our life we are facing their mortality and our own. It is a difficult time, usually made more difficult by not knowing what to do or say. The hired caregiver/aide helps with the most personal physical needs and may be the ones who are around during the quiet times. They have experience with seeing someone out of this world.?Few if any of us want to die alone. Hospice, Palliative, Home Care?and Hospital care are what we will most likely experience.

Perhaps staff, usually the Nurse,?is trained about these things, family members usually are not. Here are some ?starting point? tips of how to get through, care for yourself and be of true support to a loved one who is in the dying process.

First comes a recognition that your loved one (or yourself) is in fact dying ? symptoms are worse, treatments aren?t working, energy is gone.? It is important to have hope and it is also important to face the reality of the situation.? A person can go on for many months being fatally ill ? what do we say to them and how do we interact? Do they know they are dying? At some point, on an intuitive level, a person and loved one ?knows? they are not improving and that in fact death is approaching. This realization itself can have a cathartic release. There can be an emotional shift from fighting the disease to giving meaning to the remaining time. There is no right or wrong way to begin the grief process, only your own personal way. There is still time for new memories and possibly even nobility in how you handle this stage.

Emotions will be very strong and may be fleeting or coming in waves, singularly or in combinations. There may fear, anger, sadness,? denial, a sense of urgency, a sense of relief and acceptance. It is critically important that the person dying and their loved ones have someone to share their feelings with and to cry and laugh with.

Doctors and hospital staff differ ? some may make it more difficult and others may be more helpful. Few doctors will give specifics but you and the patient have the right and need to know some general things so that your mind can focus on what to expect or do. Ask their professional opinion as to a timeline ? best and worst case scenarios. What is the progression of the disease like and the last weeks or days? Not everyone will benefit from this information. Ideally, someone of influence in the family whose personality is to get the information and work with it, may be the best person to get the overall medical perspective.

Begin focusing on priorities. What do you need to get done? Put in order? Indulge your fantasy with and so forth. When you figure out what is most important to you or your loved one, the other things will become more trivial and take less of your attention and energy. Some of the first things are the mundane ? putting things in order ? wills, directives, some good-byes,? Besides the ?business? of dying, there is the emotional side of all of your meaningful relationships. Erickson named this final stage ? Integrity vs. Despair. We all need to find meaning in what our life meant ? to ourselves, to family and to the world. What did we overcome and what did we shy away from? Speak to each other, share your feelings, positive and negative. If you are dying, you have certain liberties to do away with pretense ? do what matters most to you or your loved one.

With what can almost be a ?planned? death, there is opportunity to indulge the spirituality of life and death.? Try doing a Spiritual Evaluation of your life and relationships. We so often ignore or are unaware of our spiritual selves. Most everything else will be taken care of by someone else: doctor, lawyer, clergy, family, friends etc. Your spirituality is yours. Ask yourself or your parent some of the following questions to begin the first of many conversations ? the sort of ?stranger on a train? or ?drunk in the bar at 2:00 a.m. type of things:

Ask ?Who have I/you been?

What do I need to finish or release so that I can be more at peace?

What am I proud of, grateful for?

How do I want to be remembered?

What have I learned in this life that I want to teach to someone else?

What are my regrets? What could I have done with more grace? Can I still do it?

There can be something almost liberating to have an idea of when you will pass on, use it! Let yourself be comforted or to comfort the person you will be using. Speak of serious things ? they are on your mind and likely on others. If not, then you can say ?no? or your loved one will. Sometimes receiving the ?permission? to speak about serious, meaningful things will allow these subject to flow.

Learn or discuss with your loved one, their thoughts on the afterlife, their religious beliefs and how their spirituality helps with their current condition and the transition of their spirit.

No doubt these are difficult conversations through a very serious situation. Reality at the end of life forces one to react ? either by shutting down? or showing amazing grace. Your understanding, acceptance and courage to share this journey with your loved one has the power to transform you both.

The match was both Eddie and Dean?s final bout in the ECW Arena before departing for WCW, where each would become stars in the promotion?s heralded Cruiserweight division. After learning this news, the Extreme faithful inside the famed ?bingo hall? began chanting ?Bischoff sucks? and ?You sold out.? But as the match progressed, each competitor used their extreme athleticism to draw the crowd into the drama of the bout.

?During this time, I had dreams of being a professional wrestler,? Striker recalled. ?I would study these tapes and steal these moves. I tried to emulate Dean and Eddie to a tee and I was nowhere near as talented as either of those guys.? (MORE STRIKER)

After trading the first two falls during nearly 20 minutes of fast-paced action, the match was declared a draw.

Stocks end lower as investors fret about 'fiscal cliff'

Why are (Smart) Investors Buying 50 Times More Physical Silver than Gold?

As long-time students of precious metals investing, there are certain things we understand. One is that, historically, the availability ratio of silver to gold has had a direct influence on the price of the metals. The current availability ratio of physical silver to gold for investment purposes is approximately 3:1. So, why is it that investors are allocating their dollars to silver at a much higher ratio? What is it that these ?smart? investors understand? Let?s have a look at the numbers and see if it?s time for investors to do as a wise man once said and ?follow the money.?

Average annual gold mine production is approximately 80 million ounces, which together with an estimated average 50?million ounces of annual recycled gold, totals around 130 million ounces available per year. In comparison, annual mined silver production has averaged around 750 million ounces, while recycled silver is estimated at 250?million ounces per year, which adds up to approximately 1 billion ounces. Using this data, there is roughly 8?times more silver available to buy than there is gold. However, not all gold and silver is available for investment purposes, due to their use in industrial applications. It is estimated that for investment purposes (jewelry, bars and coins), the annual availability of gold is roughly 120 million ounces, and of silver it is 350 million ounces. Therefore, the ratio of physical silver availability to gold availability is 350/120, or ~3:1.1

Now, let?s examine how investors are allocating their investments between gold and silver. The data below is from the US Mint showing gold and silver sales in ounces:

As you can see, investors are choosing to buy silver at a ratio to gold that is well above what is available. This uptrend doesn?t show any signs of slowing either. The ratio of the physical silver to gold is both rising and extraordinarily above the availability ratio of 3:1.

We can also use other data such as the most recent issues of the Sprott Physical Gold and Silver Trusts. The last Gold Trust issue in September 2012 raised US$393 million and the last Silver Trust issue raised US$310 million. On the basis of prices for each metal at the time of issue, we could purchase ~213 thousand ounces of gold and ~9.1 million ounces of silver. This represents a purchase ratio of 43:1.

If we examine ETF holdings in both gold and silver, we note that in the period from 2007 to 2012, the increase in silver holdings amounted to 12,000 tonnes, compared to 1,200 tonnes of gold ? meaning, investors purchased ten times more silver than gold.

These are only three factual data points to consider, but there are other indications that silver investment demand is way out of line with availability. Our favourite question to the bullion dealers we meet, is to ask the ratio of their dollar sales in gold versus silver. The answer is that dollar sales are equal, which means that physical silver sales relative to gold are greater than 50:1.

A recent news headline on Mineweb read, ?Silver Sales to Outshine Gold in India.2? It went on to quote a bullion dealer that ?investors and jewelry lovers prefer silver jewelry these days.? As the largest importer of gold in the world, it would be impossible for India to purchase an equivalent amount of silver, as it would require more than one billion ounces, essentially more than the current annual mine production.

While these last two confirmations of silver demand are anecdotal, the statistics from the US Mint, the ETFs, and our Physical Trust issues, are factual.

For the time being, the silver price is essentially set in the paper market where the daily average trade on the Comex is approximately 300 million ounces. An outrageous number when you compare it to the daily mine production of about 2 million ounces. As Bart Chilton, Commissioner of the Commodity Futures Trading Commission stated on October 26, 2010, ?I believe there have been repeated attempts to influence prices in silver markets. There have been fraudulent efforts to persuade and deviously control that price. Based on what I have been told and reviewed in publicly available documents, I believe violations to the Commodity Exchange Act have taken place in the silver market and any such violation of the law in this regard should be prosecuted.?3

Which brings us back to the phrase ?Follow the money.? In our view, it is almost inconceivable that investors would allocate as many dollars to silver as they would to gold, but that is what the data shows.

The silver investment market is very small. While the dollar value of gold in the world approaches $9 trillion, the value of silver in the forms of jewelry, coins, bars and silverware is estimated at around $150 billion (5 billion ounces at $30 per ounce). This is a ratio of 60:1 in dollar terms.4

How long can investors continue to buy silver at the current ratios when the availability for investment is only 3:1? We are surprised that the price of silver has remained at such a depressed level compared to gold. Historically, the price ratio between gold and silver has been 16:1, when both were currencies. Today the ratio is 55:1, so what are the numbers telling us? We believe this is one of those times when smart investors will be well rewarded to ?Follow the money.?

Kaufman Coughs Up $55M for 120 KSF Office Building in ...

In Manhattan?s thriving Midtown South submarket, the office property at 27?35 West 24th St. has just come under new ownership. The Kaufman Organization acquired the 120,000-square-foot building for $55.5 million in cold, hard cash in a joint venture with Lubert-Adler.

Standing 11 stories tall and featuring ground-level retail space occupied by a restaurant, the century-old tower was quite a catch, considering its location in Midtown South?s booming Flatiron District. The vacancy rate in the neighborhood dropped to 8.2 percent in the third quarter, according to a report by commercial real estate services firm Newmark Grubb Knight Frank, thanks in no small part to the tech sector?s fondness for Midtown South, or Silicon Alley as it has come to be known.

But it was more than just a prime location that distinguished the value-add asset. A full tenant roster is always an eye-catcher for investors, and 27?35 West 24th can claim that coveted distinction as well. The benefit of constant cash flow is in place, as is the potential for an increase in that income. The average rental rate paid by the 51 office occupants is presently approximately $40 per square-foot, while the direct asking rent in the Flatiron District was $48.09 in the third quarter, per the NGKF report.

Kaufman plans to capitalize on the growing popularity of the Flatiron District by attracting more attention to 27?35 West 24th via a $2.5 million capital improvement program and a repositioning and rebranding effort. The company sees no end in sight to the cry for office space in the area.

?The establishment of a thriving 24/7 infrastructure will continue to spur demand,? Fred Leffel, president of The Kaufman Organization?s Kaufman New Ventures division, told Commercial Property Executive. ?Office, residential, retail, entertainment, transportation hub, public spaces and amenities, cultural and educational institutions?[they are] all within close proximity to each other. This has been developing gradually over the last 15 years or so, but has now firmly established itself.?

Real estate services firm Massey Knakal represented the seller of 27?35 West 24th in the trade, while Prince Realty Advisors L.L.C. stood in for Kaufman.

Kaufman is not done in Silicon Alley, where the company also owns 100 Fifth Ave., an office building it acquired in 2010 and later repositioned to great success. However, Leffel concedes that competition is on the rise for office assets, value-add or no, in various sections of Midtown South, including Flatiron/Union Square, West Chelsea/Meatpacking, SoHo/Tribecca and Hudson Square.

?From a buyer?s point of view, these are attractive because these areas now constitute the tightest office market in the U.S.,? Leffel added. ?There?s hardly any land on which to develop new product so barriers to entry are high; and these submarkets are catering to the prime growth generators in the U.S. economy. Ben Scorah is the bartender you want to introduce to your parents.

The affable Brit (London-born, New York-based) helms the bar at Bill's Food and Drink, the revamped Midtown restaurant that previously held Bill's Gay Nineties. Scorah has such an appreciation for the history of the venue, and he works to incorporate an old world vibe into his modern cocktail menu. To be more specific, Scorah's drinks are equally suited to satisfy the old souls and the young at heart.

Not that any of his success should come as a surprise. In 2009, Scorah was named GQ Magazine and Bombay Sapphire's Most Inspired Bartender in New York City. He's also a partner in the uptown favorite, Beekman Bar and Books. Today, Scorah chatted with Fork in the Road about cocktail integrity, his hangover remedy, and what to make of a little hanky panky.

The original Bill's was a seminal New York establishment with a time-warpy kind of feel to it. How did the speak-easy, prohibition-era mentality factor into your cocktail menu?

Bill's has so much history for New Yorkers and having been there a few times over the years I knew how important it was to keep those old standards of cocktails alive in the new place. For years and years scotch, bourbon, rye and gin cocktails have been drunk at Bill's so we wanted to keep that tradition going by serving Manhattans, Rob Roys', Old Fashioned's, Sazeracs, Martinis, Hanky Pankys, Negronis the list goes on. Every day someone comes in and wants the drink that they drank at Bill's with their grandfather 20 years ago.

Everyone would like to be able to drink like an old man. How do you keep things modern at the same time?

We definitely wanted to keep the old themes of Bill's alive. Most of the drinks are served pretty much the way they were back in the old days. Some of the drinks incorporate ingredients we love and with added little twists. Our Sazerac, for example, is made with a little dash of house-made gingerbread syrup, very nice and seasonal. Also the Whiskey Sour that is made with beautiful Meyer Lemons and a local raw honey which really make the drink yummy.

What's the story behind the Hanky Panky cocktail? Was is born out of wishful thinking or personal research? More importantly, what's it made of?

The Hanky Panky cocktail was actually made first in 1925 at The Savoy Hotel in London for Charles Hawtrey by the head bartender there, a lovely lady called Ada Coleman. The drink is truly spectacular and needs more recognition! It has equal parts Gin and Sweet Vermouth with a couple of drops of Fernet Branca, an Italian digestif. It's light and refreshing and is a great pick me up, as it was intended by the creator. We use Dorothy Parker Gin from New York and a wonderful vermouth called Cocchi. Its my favorite drink.
